The Clarendon Back Bay

If you once used the Post Office in between Clarendon and Berkeley on Stuart, the building is no more. Construction has now begun on one of Boston’s newest luxury mixed-use condo developments, called The Clarendon Back Bay.

More details are forthcoming, but the new Back Bay condo development will feature upwards of 400 units and a redesigned Post Office. The Clarendon Boston will join several new luxury condo developments in the Back Bay that are slated for completion before 2010, including the ultra luxury Mandarin Oriental Boston Condo Development.

South End Penthouse Duplex Sells Fast

With the Average Days on Market statistic continuing to stay below the triple digit mark, we are seeing a predominance of condos move quickly off the market at full, or near full, asking prices.

Looking at the past week of sold South End condos, there was a $1.2 million dollar duplex condo at 128 Pembroke Street that was on the market for a mere seven days before going under agreement at 98% of the asking price – the 2003 renovated 1,700+ square foot duplex penthouse unit with roof deck and deeded parking in the South End went quickly.

There is a fair amount (32) of listings on the market in the South End priced between $1 million and $1,5 million, but the Average Days on Market is trending down, a sign that pricing is correct, and buyers are coming out of hibernation.

A fair amount of the noise on Newbury Street in the Back Bay can be attributed to the progress that is being made at the seven unit luxury development at 294 Newbury Street called the Providence on Newbury. We had the opportunity to stop into the development this week, and work is steadily progressing.

The Providence on Newbury is made up of three buildings on Newbury Street. The ground floor and basement units will house at least three retail clients (no restaurants) , while the upper floors will house four one-bedroom, two two-bedroom, and one penthouse condo, all served via a central elevator.

Each condo comes with at least one parking spot, custom cabinets, marble baths, and high-end appliances. The two two-bedroom units have excellent ceiling heights, and grand views of Newbury Street.

The penthouse unit, priced not-to-sell at $5 million will boast a plasma TV in every room, ultra high-end finishes, and an 800+ square foot roof deck (one of only two Newbury Street roof decks that is right on Newbury, rather than set back off the street slightly) with an eight person hot-tub, four season ecosystem for the green thumb in all of us, full kitchen, and you guessed it, a plasma TV (yes, outside).

The Bryant on Columbus Boston Condos

It’s always amazing to see a mega structure rise from the ground out of nothing, and The Bryant on Columbus has that meager beginning wrapped up nicely. Slated for a June 2008 completion, The Bryant construction has been steadily progressing since it broke ground back in late 2006.

We stopped by the construction site yesterday to see work continuing on the foundation and parking garage. The Bryant on Columbus is stating that they will have rare two and three bedroom condo units in their Back Bay / South End location (the Bryant will sit on Columbus avenue on the border between the two Boston neighborhoods, just south of the Back Bay Orange Line T Stop). The number of smaller, and thus less expensive, units is still to be determined.

West Canton Condos – Boston's South End

The buzz is out on the streets, those being Columbus Avenue and Dartmouth – the site of one of Boston’s newest condo developments in the South End, The Bryant on Columbus. Local residents to the 50-unit mixed-use complex, which will see unusually large living areas, are perhaps doing more complaining than talking about the new complex.

Demolition and excavation has rendered structural damage for neighbors to The Bryant Condos. Imagine coming home only to find a nice crack in your ceramic tile floor…welcome to the neighborhood! Neighbors to the condo complex construction are also on a regimented sleep schedule, with a construction wake-up call beginning at 6:30 am – is breakfast being provided?

Residents in the area may chip in on the weekends to see this complex brought to fruition before its established Spring June August 2008 completion date. Stay tuned for more breaking news.
