Resale Condos for Sale at D4

After opening to the public in late 2007, the D4 Police Station redevelopment in the heart of the South End now boasts resale condos for sale.  The 25-unit boutique Philippe Starck building is almost sold out, with currently one developer unit remaining for sale.

The resale unit is number 11, listed at $729,000 ($914 per square foot), it is a 798 square foot one-bedroom one-bathroom condo with a small outdoor terrace and a tandem garage parking space in the below grade onsite parking garage.  Condo fees of approximately $651 include heat, hot water, gas, water, sewer, master insurance, security / concierge, elevator, exterior maintenance, landscaping, and snow removal.  Unit 11 is on the second floor of the four D4 condo development,  on the north side, overlooking the one-way Gray Street.

Unit 11 offers essentially all the upgrades you could get in the development, including outdoor space, marble bath and kitchen, high end appliances, and parking, however, the difference in price per square foot of the unit compared to the remaining developer corner unit (number 13, a two-bedroom two-bathroom 1,426 square foot unit priced at $835,000 ($586 per square foot)) is significant.  Also, there’s steep competition in the area given the recent price reductions at 285 Columbus Lofts, where an eighth floor one-bedroom one-bathroom 753 square foot unit is priced at $615,500 ($817 per square foot).

While this D4 resale condo (number 11) is superb (see pictures below), given the plethora of luxury condos in the South End available for sale, it may not be priced competitively to sell, time well tell.

Only One Left at D4

The sales cycle is very close to completion at D4, one of two landmark buildings in the South End to be renovated into high-end luxury condos over the past 2 years (the other being the Penny Savings Bank).  Yesterday, unit 15, a 985 square foot two-bedroom one-bathroom unit, went under agreement, thus leaving only a single unit remaining for sale in the building.

Final remaining units at D4 underwent several price reductions over the summer, and with the entrance of 285 Columbus Lofts earlier this year, experienced heightened competition in the northern areas of the South End for luxury living.  D4 offers a boutique community feel of 25 units, and a calm and sophisticated ambiance amongst the cleverness of the Philippe Starck design features.

Unit 15, a 1,426 square foot two-bedroom two-bathroom corner unit is now the last unit for sale at D4.  Priced at $835,000 ($586 per square foot), the unit offers a solid value for getting into one of the South End’s most unique condo developments, and puts you just behind the Atelier 505 building, off the head of Tremont Street and all the restaurants and shops of the South End.  For more information, feel free to contact us using the link at the top of this page.

Bryant on Columbus From Near and Far

If you’ve been along the border of the Back Bay and the South End over the past several months, you have more than likely seen the significant progress that has been made on the buildout of the Bryant on Columbus, a 50-unit luxury boutique condo development, that by the looks of it, will finish late this year if it continues at the same pace it’s on now. $100K Price Changes at D4 Condos

Of the seven available D4 condos listed on the Boston MLS, four of them saw $100,000 price changes this week. This is following similar reductions that took place in 2007. This puts some units in the luxury South End development in the $750 per square foot range. One unit, Unit 6, a 2,147 square foot unit is now priced at $558 per square foot, rather unprecedented (note that the removal of parking spaces from some listings (valued at $90K) constitutes the bulk of the current price changes, somewhat skewing the numbers).

Interesting Week for Boston Condo Pricing

In addition to 285 Columbus Lofts releasing initial price points on several units (see Prices Announced at 285 Columbus Lofts), the past week saw some interesting things happen with price reductions, and increases, mainly in high-end properties that have been on the market for some time now.

270 Clarendon Street – a two-unit ultra-luxury redevelopment in the Back Bay called The Maisonettes saw its unit 2 get a $200K+ price increase. The unit has been listed on the MLS for over 500 days in total. Talk about bucking the trend. 270 Clarendon is located at the southwest corner of Clarendon and Marlborough Streets 2 blocks west of the Public Garden.

D4 Condos – the development team at the South End Boston condo development chopped prices on two units (5 and 13), almost $100K each, putting one just above $600 per square foot, and the other just below. Quite a surprising move, given the quality of this Philippe Stark building (interesting to note is that the one deeded parking space that came with each unit were removed from the listing, and are now being made available for $70K-$90K). Ultimately, we’re looking at a $10K-$30K price reduction). Also interesting to note, the grand penthouse is now Under Agreement – truly a one-of-a-kind condo in the South End, the entire city for that matter, originally listed for $3.2 million, reduced to $2.9 million.

134 Beacon Street – a 5-unit redevelopment (sounds familiar, see 676 Tremont Street for another high-end 5-unit rehab) in the Back Bay saw two of its units (201 and 301) splurge on $400K price increases. Again, quite surprising, especially with the units being on the MLS for 190+ days. Perhaps a conversation with the D4 team is in order?

Harbor Towers – units in this Waterfront megaplex continue to get dumped on the market. We are warning clients to, unfortunately, be very cautious as it relates to Harbor Towers for the immediate future given the situation with the HOA and large ($100K+) assessments currently being sorted out – one of your first questions regarding any unit at Harbor Towers right now should be around how the special assessment is being paid (some Sellers have agreed to pay, others will pass this onto the Buyer, your Buyer’s Agent can provide further guidance). Those who like an interesting situation may be all for Harbor Towers right now as an investment, as many units are selling at a “discount” – there are 21 condos for sale at Harbor Towers Boston.

Several Price Reductions at D4 Condos

Three of the remaining seven units at the D4 Condo Development in Boston’s South End underwent price reductions this morning. Units include the grand penthouse, moving from $3.2 million down to $2.9 million, Unit 6 (the unit on the far left of the building with the huge windows) moving from $1,385,900 down to $1,299,900, and finally, Unit 1, the corner unit with a private entrance that overlooks both Warren Avenue and Berkeley Street, moving from $1,399,900 down to $1,299,900.

As we recently reported the D4 Condos located at 7 Warren Avenue in the South End have received their Certificate of Occupancy, and they are celebrating by holding our Featured Open House of the week.

The D4 team have molded the old and the new, restoring one of the landmark properties of the South End. The former U-shaped police station was fitted with a glass and steel enclosure during redevelopment along Gray Street (picture immediately below), in order to create an enclosed Winter Garden and exquisite lobby area, which will have greenery climbing the walls.

Philippe Starck, and his Yoo Ltd. team, played a critical role in the design of the redevelopment efforts, from the one-way mirrored windows overlooking the courtyard (a play on the police station interrogation room theme) to the sleek and bold interiors.

D4 Condos Receive Certificate of Occupancy

It was scheduled for June 2007, but the D4 Police Station Condo Development has recently received its Certificate of Occupancy. As of 4:30pm today, both Titan and Ryder moving vans were out front, the newly appointed concierge was standing at attention, and the furniture at the base of the Winter Garden was in place.
