High-end boutique living with some of the finest Italian finishes in a loft-style setting with the most beautiful stained and scored concrete floors on the market, this is the essence of the Lofts at 36 A. We have spent a lot of time at the development over the past several months, and have really enjoyed the building.

The South Boston neighborhood surrounding the Red Line Broadway T-Stop is absolutely exploding with stunning new developments that each have their own individual focus and feel, catering to particular lifestyles and living standards. The 36 A Lofts is a small, 26-unit, boutique development that is targeted towards a discerning condo buyer who appreciates high-end amenities within the living space, but does not need/want a concierge or fitness center.

Ceiling heights are just under 10 feet, and the south wall of each unit is covered in a bank of floor-to-ceiling windows. Located at 36 A Street (Google Map), the newly constructed development stands six stories high. There are two levels of garage parking, one underground (served by a car elevator), and another on the ground floor accompanied by a commercial space (no restaurants). There are five levels of living space, topped off by a huge roof deck, with a common area and private stalls that are either deeded with a unit, or can be purchased separately (only 2 remaining).

HOA fees include master insurance, water, elevator, and maintenance, and are no more than $300 per month in any given unit. Heating and cooling is high-velocity, and the latest in water heating technology is installed in each unit. Over half of the units are sold or are under agreement currently, however, there are still excellent floor plans and units on all levels of the building that remain.

By far, the most outstanding features of the units are the stained and scored concrete floors, the high-end Fisher-Paykel kitchens, and the Italian bathrooms. You can tell that each unit is well-done, with excellent craftsmanship.

The inside story behind the quality at 36 A is that the developer was going to personally live in the building, so he built it to live up to the high standards of himself and his family – given some recent changes in the developer’s family (good things), he will no longer own within the building, but the high-end finishes and craftsmanship have stayed.

We stopped by the Allele Condos at 150 Dorchester Avenue in South Boston to grab some exclusive new photos of current construction status. Allele is a 48-unit new condo development, currently under construction, located just across the street from the newly opened Macallen Condos and the Court Square Press condos, and adjacent to the Lofts at 36 A.

The Allele condo development is slated for a 2008 completion, and units are currently available (to be reserved). Units start at $429,000 for a one-bedroom, one-bathroom with 979 square feet and a $332 HOA fee – each unit will feature private outdoor space. Trolley House South Boston Condos

In late 2006, the Utile designed and Niskanen developed Trolley House had its 24 units swept off the market, with them never to be seen available again. With pricing in between $400,000 and $600,000, the Trolley House condos offered the square footage and amenities to draw residents outside of downtown to what is quickly becoming one of the chic places to call home.

Sounds good, but can you buy into this development at any time in the near future? Well, a unit (Trolley House Unit 5 Details) has recently become available, a 1,331 square foot unit being offered at $549,000. This particular unit was purchased almost one year ago to the day for $480,500. Based on current offering price, the owner is looking for approximately a 14% appreciation on the property, perhaps a bit steep given the respectable single-digit appreciation values that downtown markets have been seeing over the past year.

But it’s worth a look for yourself, there is an open house on this particular unit later today, Sunday, July 29, 2007 from 1-3pm at the Trolley House (335 West Second Street in South Boston). South Boston is an area in transition.

The St. Vincent Neighborhood District (St. Vincent de Paul church sits in the heart of the neighborhood), with its overgrown vacant lots and rundown buildings / warehouses of the old commercial era, is being seen by architects and developers as their new playground, to do with as they please.

South Boston developers have run the tasteful, striking, contemporary, and thought-provoking gamut quite well with designs like the “green” Macallen building, 321 West Second Street, Allele Boston, and the Trolley House (pictured immediately below).

The designs are well received by the buying public, as the Trolley House is completely sold out, and other developments in the area are seeing solid uptake on preconstruction availability. Not that you don’t have innovative developments going up in more traditional areas of the city (considering Penny Savings Bank for instance in the South End), but perhaps it’s South Boston, and the Seaport District (including Fort Point Channel) that still have the opportunity to have their look and feel reestablished, and for the better.

Designers and developers are naturally drawn to areas like this where true change can be imparted (shaking things up perhaps), and a positive stamp can be left, leaving it better than the state you found it in.

We are just trying to create honest buildings. We made them neutral, not flashy, but they become significant nonetheless,” said David Neilson, the urban designer behind the 321-323 West Second condo development in South Boston (pictured immediately below).

Macallen Building Luxury Condos in South Boston

After a real estate agent roundtable at Aquitaine in the South End last night, we made our way over to the Broker Open House at the newly opened Macallen Building – you know the development, it’s the slopey, weird looking building that is next to Court Square Press in South Boston.

Macallen is touting itself as the first true “Green” condo development in Boston, and to tell you the truth, they are doing a pretty good job at providing South Boston eco-friendly housing.

Making your way through a set of double glass doors, you enter a 24-hour concierge lobby that has ultra-posh sleek lines. We made our way up one of the two elevators to a reception, and to one of the highlights of the building, an outdoor patio with a lengthy, but slim, lap pool.
