Prices Announced at 285 Columbus Lofts

Several price points have been identified at the new 285 Columbus Lofts condo development at the corner of Columbus Avenue and Clarendon Street along the border of the Back Bay and the South End.

  • $575,000 – one-bedroom, one-bathroom, 873 square feet ($659 per square foot) on the 4th floor
  • $775,500 – two-bedroom, two-bathroom, 1,121 square feet ($691 per square foot) on the 3rd floor
  • $1,060,500 – two-bedroom, two-bathroom, 1,339 square feet ($792 per square foot) on the 4th floor
  • $1,545,500 – two-bedroom, two-bathroom, 1,578 square feet ($979 per square foot) on the 8th (top) floor

Price per square foot at 285 Columbus Lofts is quite affordable on the lower floors (considering the anticipated quality of finishes and amenities, including concierge), but takes a significant jump when you get to the penthouse level – putting this in context, the recently finished D4 condos (a Philippe Starck design) are priced lower on a price per square foot basis.

Leather District Lofts with Multiple Exposures

One of the things that we hear from clients most often is a request for “multiple exposures” (i.e. a corner unit that has windows, and thus views and light, available on multiple walls). This is actually a tough request in the city given that there are so many brownstone floor throughs, larger buildings are oftentimes built on top of one another, and free standing buildings or those on the corner of two streets have a limited number of corner units.

That said, when a corner unit with multiple exposures does come onto the market, it’s somewhat of a rare and special thing. Interestingly enough, on Monday, a second two-bedroom, two-bathroom 1,000+ square foot multiple exposures loft-style condo at the popular Lincoln Plaza condominiums came onto the market.

There are currently two corner units available at Lincoln Plaza. Priced similarly between $669K and $690K (right around $600 per square foot), these two units offer a lot to be desired.

Court Square Press South Boston Condo Open House

Our Featured Open House of the week has found one of the best units at the Court Square Press building in South Boston.

The pickings for open houses, given the Holiday weekend, are rather slim, but if you have not already seen this unit at the 130-unit luxury development in South Boston, it’s worth a look.

Developers are constantly trying to push through barriers, of all different kinds, and The Modern South End, a new 25-unit boutique development on the west side of the South End, has placed a high-end boutique development in an area that will definitely see further development in the future. Does this represent your chance to “get in early”? Perhaps it does.

Lofts at 36 A South Boston Open House

Our Featured Open House of the week is taking place at the Lofts at 36 A, a 26-unit luxury loft new construction in northern South Boston. Channel Center Seaport District Lofts Open Houses

Our Featured Open House of the week is taking place at the Channel Center condo development in Boston’s Seaport District. The development, located at 25-35 Channel Center Street opened in 2004, a combination of a loft-conversion of an existing warehouse, and the development of a new modern lofty-style condo building.

You’ll have the opportunity to tour two (2) units today in the development, which is located just up the street from Fort Point Place (21 Wormwood Street), and still quite close to the under construction FP3 development.

Broadluxe Financial District Condo Update

We are continuing to stay close to the Broadluxe development in Boston’s Financial District at 99-105 Broad Street as it moves closer to completion, and perhaps more importantly, available for sale.

TD Banknorth foreclosed on the property several months back, and they brought in Union Construction (a greater-Boston company) to finish off outstanding construction. As of Monday morning, TD Banknorth communicated to us that they were approximately 30 – 45 days out from construction completion. What remains up in the air are title issues that TD Banknorth absorbed when they foreclosed on the property.

Until TD Banknorth can work through the outstanding title issues with the title company, they are not in a position to convey individual units to Buyers (i.e. no units have been sold yet, and none will be until title issues can be cleared). At this point, there is no clear and concise answer as to when the title issues will be handled. TD Banknorth appeared excited that Boston Condo Guy has several interested Buyers, and wished they could convey units immediately.

210 South Street Boasts Buyer Incentives

They started with 54 available condos at the 210 South Street condo development in the Leather District, and they now have 11. The development team has been coming up with new buyer incentives what seems like every quarter that the remaining units go unsold, including some significant price reductions back in August.

Currently, when you buy a 210 South Street loft-style condo, the development team will pay for one year of condo fees and one year of rental parking. Depending on what unit you are looking at, this could add up to almost $10,000 – would you rather just have the money?

The 11 remaining units at 210 South Street are priced from $575,000 to $1,450,000, and range in size from 1,119 to 2,759 square feet. The penthouse level has exquisite arched windows, with excellent views of the city. 65 Broad Street Lofts SOLD OUT

The redevelopment of the small six-story five-unit Financial District condo development at 65 Broad Street is now sold out. Unit 5, which was the model unit in the direct elevator access boutique development, received an Offer and is progressing through the purchase process. The lofts at 65 Broad Street went down a rather rocky road in closing out all of the available units, from being listed with multiple real estate brokerages, to even trying to take the units to auction. Some would say that none of the tactics really worked, however, originally pricing the units up in the $500K range did not get things started on the right foot.

Once all remaining units were knocked down to $399,000 each, traffic and showings picked up, and the last unit had multiple pursuers. Not surprising, given that the least expensive property on the market in the Financial District is $603,000 (a large one-bedroom at the Richmond Lofts development). The 65 Broad Street lofts were a relief in a neighborhood with little to no inventory under $600K, especially units with solid craftsmanship.

The five units at 65 Broad Street are very well done, with gleaming hardwoods, exposed brick and beams, luxury bathrooms, stainless steel kitchens with granite countertops, and high-end video-enabled intercom systems. Property inspections on the units have been quite clean. With Folio Boston and Broadluxe right down the street, 65 Broad Street is positioned well for gains in equity.

The only hope at the moment of getting into the development any time in the near future would be to go after Unit 4, which is being held by the Developer as a short term rental unit. The unit is not on the market for sale, but strong offers would more than likely be considered. For more information, please contact us.

We stopped by the 285 Columbus Lofts jobsite today to have lunch with the crew. Work is steadily progressing on the new 63-unit development at the corner of Columbus Avenue and Clarendon Street, steps from the Bryant on Columbus and the Clarendon Back Bay.

Planned for a Certificate of Occupancy date in June 2008, 285 Columbus Lofts is an exciting redevelopment of the former American Red Cross Building. Units will include high-end sophisticated finishes, hardwood floors, large windows, and high ceilings (9’6″).
