We receive questions from Buyers somewhat regularly on whether there are units available at Dockside Place Condominiums at 15-33 Sleeper Street in the heart of Boston’s Seaport District. The 1850 Lofts Host Open House

On March 1st and 2nd from 11AM to 3PM, the 1850 is holding its first sneak preview opening to the public. 2 model units have been furnished with bedroom and living spaces and are handsomely decorated by Terrat Elms, one of the South End’s award winning design firms. Take a stroll over, or park in the lot behind The 1850. A hostess will meet you in the lobby and take you up to the new sales office for a tour.

American Brewery Lofts Give $30K Refund

The Boston Business Journal recently reported that sluggish sales at American Brewery Lofts are prompting the owners to offer discounts of $30,000 each to the first 20 buyers.

The American Brewery Lofts is a restoration of a former brewery west of Boston originally architected by Frederick Footman of Cambridge. The development is an elevator served 79-unit loft development at 251 Heath Street, which includes garage parking and a 5,000 square foot interior courtyard.

The owners of the American Brewery Lofts in Jamaica Plain are holding a winter clearance sale, offering the first 20 buyers a $30,000 discount each in hopes of pushing the project past the 50 percent sold mark.

Further, the first 10 buyers will each be eligible to receive up to three $5,000 coupons they can use toward closing costs, hardwood floors or for sealing and staining floors. Only the next 10 buyers will receive the $30,000 discount.

The clearance sale begins February 24, 2008.

The loft units are being offered for between $299,000 and $700,000.

Featured Open House at 125 B Street Lofts

Back in September, we featured an open house at the lofts at 125 B Street, and this week again, our Featured Open House is the 125 B Street Lofts in South Boston / Seaport District. We love this building for its tall ceilings, exposed brick and beam, and modern and clean finishes.

Laconia Lofts South End Open House

A 1,200 square foot sleek and modern space at the South End’s elevator served Laconia Lofts is our Featured Open House of the week. Condos Available at Lafayette Lofts

Lafayette Lofts is a 42-unit loft-style development in Boston’s Midtown neighborhood, completed in 2005. Units seem quite rare to come by, which makes this an interesting time, as there are currently two lofts available in the building.

Also interesting is that these units represent the low and high price points at Lafayette Lofts, with a $479,000 one-bedroom in Unit 4D, to the $1,550,000 three-bedroom penthouse duplex in Unit 7F. Both units have sleek lines, and are available with rental parking, and the penthouse unit has some fabulous outdoor space which receives excellent afternoon light. The hip Midtown location puts you steps away from all corners of the city.

The 1850 New South End Condo Development

Looking for 1850 auction information?  Read the latest on the 1850 Boston condo auction for the most up to date information.

It’s a piano factory, it’s a general warehouse, it’s a bolt and screw company’s headquarters…wait, no, it’s The 1850, the South End’s newest SoWa condo development! The five-story building bordering Wareham , Albany, and Malden Streets on the southern tip of Boston’s South End will soon be home to 60 unique condos, many with a loft-style feel, including exposed brick and beams, as well as concrete floors.

It was approximately two weeks ago that VIP tours began at the 1850 building, and of the 60 units available, upwards of 13 units are already under reservation, beating out the fast start that the 285 Columbus Lofts enjoyed several months ago (see 285 Columbus Lofts Buck Downtown Boston Trend).

There are 53 market-rate condominiums available at the 1850, along with 7 affordable units. Market rate condos start at $326K for 722 square feet, and move upwards to $575K for 1,148 square feet. The new loft-style development offers a host of different floor plans and options in the $300’s, along with some very unique spaces. The majority of the units are loft-style single rooms, but many units are accompanied by floorplans, and are configured correctly for, the buildout of bedroom walls.

Where do they get the name ‘The 1850’? 1850 is the year that the South Bay tidal flats began being filled in, thus creating the land where the condo development sits. The development formerly had the name ‘SoHa Lofts’, but the new name, The 1850, holds a nice hint of seductive meaning.

Parking spaces in an adjacent lot number in the high 30’s, and are available for purchase separately (they run around $35K each +/-). HOA fees will be approximately 47 cents per square foot, and parking will be $30 per month should you have a spot. Kitchens are electric, include granite counters, and stainless appliances (including a Fisher Paykel refrigerator). The building is served by one elevator, and two staircases, and is wired for Comcast cable and Internet. Fifth floor (penthouse) residents will have roof rights, but would have to pursue access and buildout of a deck (and all necessary permitting) on their own (i.e. there is no current roof access for residents, but owners will have roof rights).

For a limited time, before the first official open house (which is approaching quickly) at the 1850, there will be a $3K Wells Fargo financing incentive available to Buyers should they finance through Wells Fargo. Occupancy is tentatively scheduled for early summer.

This is a unique 1887 building, with a lot of character, and a really cool story behind it. It’s in the southern most part of the South End, but a very quick walk away from Harrison, Washington, and Tremont. Closet space is somewhat limited in various units, but this is easily remedied, especially if you plan on building out bedroom walls. Huge Leather District Loft Hits Market

With over 4,000 square feet and walls of windows, unit 21 at 111 Beach Street in the heart of Boston’s Leather District is quite impressive. When the words “Boston downtown loft” are mentioned, oftentimes, the Leather District comes to mind. The small area between the Financial District and Chinatown is synonymous with lofts, and unit 21 at the Beach Street lofts delivers. The duplex unit boasts 4.125 square feet, gleaming hardwoods, and great light.

Unit 21 is priced at $1,799,000 ($436 per square foot), and comes with a $967 condo fee. Perhaps the one negative to this unit is the parking, which is rental (quite common with the renovated warehouses in the Leather District).

285 Columbus Lofts Buck Downtown Boston Trend

It was just over a week ago that we visited the 285 Columbus Lofts Broker Open House, at which time, there were 4 units Under Agreement at the luxury rehab of the former American Red Cross building at the corner of Clarendon Street and Columbus Avenue. According to Boston Homes, 12 are now Under Agreement slated for a June 2008 completion.

The absorption of 285 Columbus Lofts, now at approximately 20%, bucks trends elsewhere in the city for new downtown condo developments that have not yet opened. For instance, the neighboring Bryant on Columbus development is approximately 10% Under Agreement, while FP3 Boston in the Seaport District is approximately 20% sold, but has had a significant head start on 285 Columbus Lofts. As we detailed earlier this week (see What’s Happening at Penny Savings Bank?), Penny Savings Bank in the South End is approximately 30% sold, while the development has been open for several months, and had a significant runway of preconstruction showings.

Buyers are taking to the convenience of being next to a transit center – we’re seeing similar developments to 285 Columbus, such as the Carruth in Dorchester popping up adjacent to transit stations. You’ll be able to catch buses, the T, commuter rail, and even the Acela Express from 285 Columbus Lofts’ Back Bay transit station. The developer, Boston Residential Group LLC, at 285 Columbus Lofts did a good job insulating the walls and windows (triple pane) from the exterior noise.

285 Columbus Lofts Broker Open House

The redevelopment of the American Red Cross building at the northwest corner of Columbus Avenue and Clarendon Street, known as 285 Columbus Lofts held a broker open house today. This was the first look that many agents across the city have had to look at this new loft-style development where average price per square foot is $850, and 4 of the 63 units are Under Agreement.
