Further Price Changes at Claflin Building
The residences at 20 Beacon Street, otherwise known as the Claflin Building, saw further prices changes after last week’s $500,000 reduction (see $500K Price Reduction on Claflin Penthouse), which coincidentally, turned into a $600K reduction.
The remaining units at the Claflin all received price reductions, from $100K to $200K. Price per square foot in units now run between $820 to $1,089.

- 20 Beacon Street U:4 with 2,343 square feet, new price: $2,074,000
- 20 Beacon Street U:5 with 2,343 square feet, new price: $2,195,000
- 20 Beacon Street U:PH with 3,672 square feet, new price: $4,000,000

$500K Price Reduction on Claflin Penthouse
We’ve run several stories on the famed Beacon Hill Claflin Building (for the most recent, see Featured Open House at 20 Beacon (Claflin) and Beacon Hill Claflin Building Gets New Prices), and the multi-million dollar penthouse unit, on the market now for a total of 540 days according to the Boston MLS has just underwent a price reduction of $500,000, taking it from $4.6 million down to $4.1 million. At press time, prices on the other 3 units in the development remained unchanged.
A three-bedroom, three-bathroom trophy residence, the Claflin’s 3,672 square foot penthouse (priced at $1,116 per square foot) at 20 Beacon Street is worth your consideration if you are in the market for a very high-end luxury downtown home – a stone’s throw from the new City Hall and Boston Common, a Beacon Hill masterpiece revitalized for the 21st century.
Featured Open House at 20 Beacon (Claflin)
It’s been a roller coaster ride for the Claflin Building lately (see Beacon Hill Claflin Building Gets New Prices), and the residences at 20 Beacon Street are this week’s Featured Open House.
After significant change in marketing representation and pricing, the ultra-luxury 20 Beacon Street address will hold its first open house in some time, giving the public access to the four remaining units, all three-bedroom three-bathroom, priced from $2,050,000 to $4,600,000. HOA fees for all units but the penthouse are around $900 per month, while the penthouse HOA fee is listed at $1,525. There is currently an optional fee for valet parking that is not yet determined.

Beacon Hill Claflin Building Gets New Prices
We began giving coverage to the Claflin Building, a luxury boutique development on Beacon Hill, back in June of 2007. The four-unit development hit the market with some gusto, but the multi-million dollar units failed to move off the market, and were eventually canceled out of the Boston MLS in late October, along with a reshuffling of listing agents by the developer.
As of January 2, 2008 (happy new year), the units are being placed back on the market with updated pricing. Price per square foot on these units range anywhere from $887 to $1,252. The discerning Buyer who desires a classic Boston location is being targeted, and the property steps up with unparalleled views of the State House, and proximity to Boston Common.
Here’s a look at what happened to prices at the Claflin Building:
- Unit 3, at 2,310 square feet moved down from $2,395,000 to $2,050,000
- Unit 4, boasting 2,343 square feet, went from $2,495,000 to $2,225,000
- Unit 5, also with 2,343 square feet, was reduced from $2,550,000 to $2,395,000
- The 3,672 square foot penthouse unit moved in price from $4.4 million to $4.6 million
The Claflin Building (which is now also being called the Residences at Twenty Beacon) was originally built in 1873, converted to condominiums in 1980, and fully renovated in 2007. Luxury Beacon Hill Condos
Curious as to how far your dollar will go on the exclusive Beacon Hill neighborhood of Boston? We looked at the most expensive home in Boston that sold over the past week, and not surprisingly, it was on Beacon Hill.

Claflin Building Condos at 20 Beacon Street
Renovation of the Claflin Building at 20 Beacon Street is approaching completion, with an expected delivery date of July 2007.
