After a real estate agent roundtable at Aquitaine in the South End last night, we made our way over to the Broker Open House at the newly opened Macallen Building – you know the development, it’s the slopey, weird looking building that is next to Court Square Press in South Boston.
Macallen is touting itself as the first true “Green” condo development in Boston, and to tell you the truth, they are doing a pretty good job at providing South Boston eco-friendly housing.
Making your way through a set of double glass doors, you enter a 24-hour concierge lobby that has ultra-posh sleek lines. We made our way up one of the two elevators to a reception, and to one of the highlights of the building, an outdoor patio with a lengthy, but slim, lap pool.
With units ranging in price from $599K to $2.1 million, we were escorted through two units, one priced at $720K and the other at $1.65 million. Both units offered great space, great views, and really, a blank palette for a new owner to make their own.
The entire building is non-smoking, stuffed with cotton insulation, a green roof, and unique to Macallen is the heating and air conditioning systems in each unit that pull fresh air, not re-circulated air, from the outside directly into your eco-friendly unit, equipped with double flush toilets (you know the ones we’re talking about, providing you the distinction you need when flushing it down while being environmentally conscious).
The 148-unit building slopes from 6 to 12 stories not just to look cool, but to provide commanding views of the city skyline – it’s the small things like this that make you realize the Macallen developers were very pointed in their decision making process around all aspects of the condo development.
Each unit will come with at least one deeded parking space, and the HOA fees will be all inclusive save for electricity (yes, the fee even includes high-speed Internet access and satellite TV, as well as the gym, pool, etc.). The Macallen development is currently 60% sold, with approximately 30 units remaining. The first residents have already moved in, so the building is ready for you….are you ready for it?
