A luxury development that oftentimes does not get its due, Strada 234 in the North End along the Waterfront, now has two units available as we approach year end. Strada 234 is a 108-unit development that was completed in . A new unit on the 8th floor just hit the market today, a 1+ bedroom 1,125 square foot unit with floor to ceiling windows that faces the city with southern exposure – priced at $729K ($648 per square foot) and does include one deeded garage parking space. The $1,013 condo fee includes Heat, Hot Water, Water, Sewer, Elevator, Exterior Maintenance, Landscaping, Snow Removal, Exercise Room, and Valet Parking.
There’s currently one other unit in the building that is also available, rather than just hitting the Boston MLS today, it has been sitting on the market for 317 days. Also on the 8th floor, unit 802 is a 940 square foot 1 bedroom that was priced at $519,000, and through various price reductions, is now priced at $429,000, and the listing agent states that the “owner needs to sell”. HOA fee for this unit is $521 per month. At $450 per square foot, this may be one of the better buys in the Waterfront area, especially with the amenities available at Strada 234.

Do you think Lovejoy Wharf has anything to do with the “need to sell”?
Despite Lovejoy Wharf being Board Approved now, no, there’s probably little linkage between the two items. There’s been surprisingly little action at Strada 234 this year, 4 units sold, and 2 are on the market now – 9 additional units did go on the market and were either canceled or withdrawn, but, that’s a very different situation from unit 802 that has stuck around and has been reduced nearly $100K. Long story short, all signs point to unit 802 being a unique situation, and potentially (after proper due diligence of course) a good buy in the building.
Holy crap that’s a high condo fee!
I lived here (on the front side of the building) not facing Lovejoy Wharf. Strada is a great building and many of the units have been nicely upgraded by the owners. Up and coming neighborhood…but you do have the established N.End right across the street. Strada sold at good value…and the building just continues to appreciate. Last sale I saw in Strada sold at just about $1000/sq/ft (with a balcony)….great building!

Not all one-bedroom units are as you describe (no windows in bedroom). Technically (in Boston real estate), your description is not a bedroom, as it does not have a window.
The HOA fee that John thought was high (Unit 815 at $1,013/month) is indeed high, especially taking into consideration a unit that hit the market today at Strada 234 (Unit 907, 1,454 square feet, and an $845.month HOA fee) that is actually larger than Unit 815.
I have a buddy currently renting in Strada 234 (1bed) – 7th floor overlooking the Boston Skyline – don’t get me wrong it’s a gorgeous view but the bedroom is in the back and does not have any windows. He says he still needs to sleep with the AC on and the lack of windows is somewhat depressing. I don’t know if this is the same for all 1beds but certainly something to consider for those who enjoy light. He likes the building and location is prime! High-end appliances, walk-in closet, washer/dryer in-unit, etc.
That $1k condo fee is absolutely ridiculous though!
