D4 Condos Open to Residents

It looks like we have a new neighbor at the east end of Warren Avenue in the South End – it’s always great to see a good plan come together. The D4 Condo Development in Boston’s South End (which readers rated as their Favorite New Boston Condo Development earlier this year) recently opened to residents is poised to receive its Certificate of Occupancy at the end of October 2007.

Does Boston Need Another Luxury Condo Development?

You’ve more than likely seen it, it’s the mystery building shrouded in black canvas at the southwest corner of Boylston Street and Ring Road (just northeast of Shaw’s) – it’s the upcoming Boston Mandarin Oriental.

There’s no doubt that the residences at the Mandarin (with a $3 million minimum price tag) will further the class and style that the Back Bay is known for, but is the Mandarin Oriental pushing the ultra-posh factor too far? With the city, and what seems like the bulk of the Boston population, pushing “affordable housing”, are the Mandarin Condos a hypocritical slap in the face?

The 50-unit condo development at 750 Boylston Street is nearly sold out. With prices ranging from $3 million to $12 million, no expense is being spared with these Boston ultra-luxury residences.

Penny Savings Bank

With just under two weeks until the July 12th grand opening of the completely redeveloped Penny Savings Bank in the South End of Boston, over 15 units remain in the 23-unit boutique condo development. Lofts start at $665,000 and prices and sizes move up from there – buyers have a large inventory to choose from at this point (somewhat of a concern to developers no doubt, especially considering other luxury properties across town have shown much higher pre-sales rates, including Madarin Oriental, Battery Wharf, and the Macallen Building, all of which have had solid reservations before opening).

Camp Harbor View Boston

Boston Mayor Thomas M. Menino is opening a new summer camp on Long Island this summer. It is called Camp Harbor View and it is opening this Monday. 300 kids, ages 11-14, will spend the month of July out on the island, playing sports, challenging themselves on a ropes course, learning about the natural environment, and developing leadership skills. In August, an additional 300 kids will get this same experience.

All day today, Greater Media, which owns and operates five radio stations in Boston, is hosting an all day on-air and on-line fundraising effort for the camp. The day long on-air and on-line fundraising effort will take place on Thursday, June 28, 2007 from 6am – 7pm. It will be broadcast live on all five Greater Media Radio stations, (96.9 WTKK-FM, 102.5 WKLB-FM, 105.7 WROR-FM, 106.7 WMJX-FM and 92.9 WBOS-FM), located at 55 Morrissey Boulevard in Boston. Anyone who would like to donate will have the opportunity to make pledges via phone at 866-325-GIVE (4483) and on-line at the Camp Harbor View Website. The website has great auction items, including Red Sox tickets, trips, concert tickets, etc.

This should prove to be a great experience for the youth of Boston.

Beat the Boston Summer Heat

With temperatures predicted to reach almost 100 degrees in Boston today and tomorrow, what are you doing to beat the summer heat? Here are a couple of questions and answers regarding the summer Boston heat, and a look at Boston public pools.

Question: What is the best way to stay cool if I do not have central air conditioning?

Answer: A fan, which costs two to five cents per hour to operate, will make a room feel 4 to 6 degrees cooler. A fan can make you feel more comfortable but doesn’t prevent heat emergencies in very high temperatures. Ensure that you’re dressed in light and loose fitting clothing, wear a hat if you’re outside, and visit a neighbor or spend time in public places such as malls where there is air conditioning. Take cool showers.

Question: When you are really hot, is it better to drink ice water or room temperature water? And how much water should you drink?

Answer: It is best to drink cool water – icy water can cause stomach cramps. You should drink at least six to eight glasses of water a day.

South Boston Condos in Transition

South Boston is an area in transition.

The St. Vincent Neighborhood District (St. Vincent de Paul church sits in the heart of the neighborhood), with its overgrown vacant lots and rundown buildings / warehouses of the old commercial era, is being seen by architects and developers as their new playground, to do with as they please.

South Boston developers have run the tasteful, striking, contemporary, and thought-provoking gamut quite well with designs like the “green” Macallen building, 321 West Second Street, Allele Boston, and the Trolley House (pictured immediately below).

The designs are well received by the buying public, as the Trolley House is completely sold out, and other developments in the area are seeing solid uptake on preconstruction availability. Not that you don’t have innovative developments going up in more traditional areas of the city (considering Penny Savings Bank for instance in the South End), but perhaps it’s South Boston, and the Seaport District (including Fort Point Channel) that still have the opportunity to have their look and feel reestablished, and for the better.

Designers and developers are naturally drawn to areas like this where true change can be imparted (shaking things up perhaps), and a positive stamp can be left, leaving it better than the state you found it in.

We are just trying to create honest buildings. We made them neutral, not flashy, but they become significant nonetheless,” said David Neilson, the urban designer behind the 321-323 West Second condo development in South Boston (pictured immediately below).
