Following the topping off party in June 2008 at 45 Province, one of Boston’s most anticipated luxury condo development projects, the public has quickly turned its attention to the planned early 2009 opening. The 32-story high-rise on the foot of Beacon Hill in Boston’s Midtown neighborhood (steps from Downtown Crossing) can boast as one of the most comprehensive condo developments in all of Boston. Read on for an updated review of the development, including sample listings, and exclusive photos.
Boston is a premier city in the USA, and we are lucky that, despite not having millions of residents in Boston proper (like a Manhattan), there is truly a diverse range of condo development options available to residents who desire to live in the core of downtown Boston. That said, there are only a small handful of developments that boast a full gamut of finishes, services, and amenities, and 45 Province is part of that elite group.
45 Province will be a full-service 138-unit building that will feature such amenities as a resident only spa (Exhale), a four season pool, hot tub, cold plunge, spa treatment room, and fitness studio. A feature that we are beginning to see more of is a common “parlor” area that features such amenities as a library, lounge, and screening room (The Clarendon Back Bay and the Macallen Building share some of these amenities). 45 Province will offer a roof deck garden with sweeping panoramic views of the city, while the other end of the development will boast a valet parking garage and a 24-hour concierge.
Some of the sample 45 Province listings currently showing available in the Boston MLS include the following (please note that many other floorplans and options are available):
- 1 bedroom 1.5 bathroom (7th floor), 1,132 square feet, $871,000
- 1 bedroom 1.5 bathroom (17th floor), 995 square feet, $1,013,000
- 2 bedroom 2 bathroom (19th floor), 1,405 square feet, $1,621,000
- 3 bedroom 3 bathroom (30th floor), 2,628 square feet, $4,468,000
Given the above-mentioned amenities and services, and with such a central location, Buyers of 45 Province can expect to pay an average price per square foot over $1,000, and HOA fees (which include such things as heat, hot water, master insurance, security, swimming pool, elevator, valet parking) of approximately $0.85 per square foot.

I have posted more photos so we are now up to August 13th;
The plan is still to make an animated GIF out of the series once it is developed.
Sorry about the quality of the latest group – they were batch processed and haven’t been cleaned up yet – but at least they are up.
