Last weekend, we stopped by unit 306 at Court Square Press for an ad-hoc showing with a client. At that point, the unit had not yet officially gone into the MLS. While you are out and about, we suggest that you stop into the renovated schoolhouse at 125 B Street, several blocks away from 253 E Street. 125 B Street (see 125 B Street on the Boston Condo Blog) is a recently converted condo development, featuring soaring ceilings and exposed brick. 2 units remain in the development, both listed at a little over $500K. As discussed in recent comments on the blog, these developments are quite unique, 253 E Street being more of your classic condo with well-appointed detail, and 125 B Street being more the loft style condo with exposed brick and high ceilings.  Both are well done, and worth a look.

Best 2 Bedroom South Boston Condos

Buyers of Boston Real Estate are astute, and they’re always on the lookout for the cream of the market, at a reasonable price. Sometimes, this can be a tough combination to find, but a new 3-unit total renovation in South Boston at 253 E Street delivers quite nicely.

Court Square Press South Boston Condo Open House

Our Featured Open House of the week has found one of the best units at the Court Square Press building in South Boston.

Is Now the Time to Buy at Macallen

It’s approaching six months since the ultra-modern, green, Macallen Building opened to residents. The building has been well-received by all walks of life, yet, there are still 29 units that currently remain for sale at the 140-unit northern South Boston development.

We’ve discussed the Macallen, at 141 Dorchester Avenue, numerous times (click the ‘Macallen Building‘ tag just under the title of this post for more blog posts on the Macallen), the development is clever, and the absorption rate, as we predicted, would take time given that the Macallen is the first LEED certified condominium building in Boston real estate, and prices are consequently higher then neighboring developments. But are the prices staying locked?

As we begin to enter the winter stretch of home buying, sources state that there is room to maneuver at the Macallen related to pricing, with $50,000 price negotiations not uncommon among the moderately priced units. Leachmore Point To Be Called Eleven West Broadway

Well, the people have spoken, when we announced earlier this year (see New South Boston Condos at Leachmore Point) that Pappas Enterprises was planning the development of a small, luxury boutique, condo development above the Red Line Broadway T-Stop, the anticipated name, Leachmore Point, received boos and hisses. Based on recent conversations with representatives from Pappas, the name will be changed, to the delight of many, to Eleven West Broadway.

Eleven West Broadway (formerly known as Leachmore Point) will break ground in March 2008, and speed through a condensed construction cycle. No preconstruction units will be sold according to Pappas, once the condo development is complete, units will then be opened up for sale.

Eleven West Broadway is slated to feature 64 high-end condos. The condo development will completely redesign and renovate the Broadway T-Stop (sounds good to us), and following suit with Pappas’ new vision for a better Boston, the building will be LEED certified (green), much like their newly completed Macallen Building across the street.

Initial design drawings that were released earlier in the year are being reworked, so stay tuned for more changes on this exciting new development in northern South Boston.

Allele Boston Condos Show Progress

One of the Three South Boston Amigos, Allele Boston, is showing significant progress towards its Q1 2008 occupancy target. The best vantage point to view the Allele development is from Dorchester Avenue looking south, where you can get a great view of the rounded bow facade of the building. The exclusive photos below provide a great time series piece on what has been happening over the past several months on the construction progress at Allele.

Allele, meaning hybrid, will be a loft-style condo development at 150 Dorchester Avenue, consisting of 48 units priced between $429,000 and $1,100,000. As you can see from the pictures, terraces accompany most units. Garage parking will be available for $30,000 $40,000.
