I didn’t have a chance to stop by the open house at 36A today, but did have the opportunity to stop in and see a one bedroom unit at Court Square Press – Unit 416. The unit is on the 4th floor and after reductions, is listed at $539. At just over 900 square feet, it makes a nice one bedroom, but probably isn’t adequate for the two bedroom conversion that is conveyed within the optional floor plan.
This is by far one of the nicest units I have seen in the area, especially for the price. What I really liked about it is that it needs nothing…truly nothing. Usually when I ‘size up’ a unit I find little things that need to be done, even in brand new construction. Whether a light fixture wasn’t put in properly, the granite isn’t cut properly or the bathroom needs some minor work, there is almost always something. In this unit, you move your stuff in and that’s it. The bathrooms and kitchen are pristine (the second bath has an awesome oversized shower), the hardwood floors are stunning and the paint is flawless. The unit also faces the Macallen building, as opposed to Dorchester Ave (which is noisy) or the interior courtyard (which is incredibly dark) and has great light, and a nice little view of the Macallen rooftop. If you’re looking at CSP or Macallen, you need to see this unit.
Boston Condo Guy; what is your opinion on the units at 80A/52 Athens?
The 80 A Street Condominiums that you are referring to are a mixed bag. There is a lot of variability among the units in terms of finishes and amenities, some being quite nice, while others are more on the “economy” side. Similarly, some of the outdoor space offers great views, other spaces are somewhat cramped and provide uninspiring views. Traffic tends to back up on A Street right in front of the building.
If you are serious about the 80 A Street Condominiums, you’d be well served to look at 125 B Street as an alternative, where the units feel more open and flowing (consistently higher ceilings), and you don’t have the noise of A Street.
Jeremy what will we all do when you actually settle into a place? Hopefully you will stay connected with the condo community, your buyer insights assist everyone.
I think I will take a trip to 125 B Street this coming weekend. They do look nice, but 550K with outdoor parking and only around 1000 square feet seems kind of steep.
I have been looking for a map of what really constitutes the seaport district; which streets are included, which aren’t etc. Do you know where I might be able to find one?
