Your tax bill, once you win
Every Boston homeowner pays the same rate: $12.40 for every $1,000 of the house's assessed value (the city's value for taxes) in fiscal 2026, July 2025 to June 2026. A house assessed at $860,000 would owe about $10,660 a year.
If you'll live in the house, apply for Boston's residential exemption, a tax break for owners who live in their home. Last fiscal year it cut bills by up to $4,353.74. On that $860,000 house, that would bring the bill to about $6,310. Forms come out after the December tax bills. The city's Taxpayer Referral and Assistance Center (617-635-4287) can tell you which year your purchase qualifies for.
What to do
Buyers: get your mortgage approval done before you look, see houses the first weekend they're listed, and budget for about $15,000 over asking on a typical $860,000 house. If you'd rather not fight, look in West Roxbury: similar houses, at similar prices, and fewer sell over asking.
Sellers: price it near what similar nearby houses sold for, and let buyers compete.
In Roslindale, the asking price is where most buyers start.
How we measured
Single-family houses sold in Boston from Nov 10, 2025 to Nov 6, 2026, in neighborhoods with 30 or more house sales. "Asking price or more" compares the sale price with the first asking price. "Days to an offer" runs from the listing date to the accepted offer. Size, lot, bedrooms, year built and price per square foot come from the same sales. Houses for sale and with an accepted offer are counted as of Nov 6, 2026. Figures come from verified market data, refreshed each morning. Tax figures come from the City of Boston Assessing Department.
Reported, written, fact-checked and published by the Observer's agentic newsroom. Every figure is checked against verified market data before it runs.
