    Do all penthouses start at a million plus? I don’t think you can justify it in this area.

    As one of the listing agents for The Modern perhaps I can clarify a couple of the responses. The Modern consists of 6 full floors with a half-floor sitting on top of the building along with a common roof deck. On this half floor sits the SkyHouse which is a 1-bed/1.5 bath unit and which sold during pre-construction.

    The 6th floor is comprised of 4 penthouse units. One penthouse unit has sold and 3 remain. Penthouse prices range from $599k – $765k. Based on many requests from buyers, The Modern created what we call the Skyliner option, which is the ability to combine 2 Penthouse units (#’2 & 3) creating a truly spectacular space consisting of nearly 2,600SF, dramatic skyline views, 2 private terraces, 2 garage parking spaces and priced at $1,495,000. The ability to customize that amount of space on one floor at the penthouse level is rare in Boston – let alone the South End, so the Skyliner provides a unique opportunity to certain buyers.

    Although The Modern is now 60% sold out, we still have a good selection of 1 and 2 bedroom units available starting at $489,000.

  3. I just read on another blog that the remaining units in this building are being auctioned off. I wonder if there’s any truth to the rumor.

    I think it’s an attractive building but the photos don’t accurately represent the neighborhood. Maybe in time the street will be cleaned up as the area gentrifies, but at the moment it has the feel of a dirty alley. The bedroom in the photo above looks over a dirty gas station, If I’m not mistaken.
