Went to look at this building and was surprised by the setting, next to the back alley behind a row of townhouses and smack up against a gas station. The units themselves are nice, good use of space and nice finishes. But I wouldn’t want to live there, looking out onto a very active gas station or gazing at the dilapidated back porches and roof decks of the rowhouses across the alley. You really have to want this location in order to overlook the setting. And the garage is really unworkable for most people, with “lifts” that allow cars to be piled 2 high. And you pay extra for the parking.
The second phase of the Modern, eventually adding another 30 units to the location just north of the current building will continue to do good things for this area. They also did a nice job with sound proofing in the building.
