1313 Washington Street Unit 401 Boston, MA 02118, which most recently sold on August 6, 2014 after being on the market for just 22 days, also has the distinction of being the most expansive condo to sell in the South End during the summer of 2014.

Wilkes Passage, a contemporary South End condo development constructed in 2002 boasts a number of high end amenities from an onsite concierge to multi-level underground garage parking.

While Realtor Laura Spence served as the listing agent for this moat recent sale of unit 401 at Wilkes Passage, Realtor Lucas Garofalo represented the buyer and took home a 2.5% buyer’s agent commission according to MLS data, or $67,500.

The $1,340 monthly HOA fee for unit 401 includes heat, hot water, gas, water, sewer, master insurance, and elevator. The monthly condo fee includes a $140 garage parking fee (the sale of unit 401 was accompanied by two garage parking spaces in the Wilkes Passage parking garage).

Over the past six months, there have been five other condos that sold at Wilkes Passage. The average days on market for these units was 43 days – so unit 401 sold nearly twice as fast as the building’s average, somewhat surprising given that unit 401 was nearly two times the price of the next most expensive sale in the building. The average price per square foot of sold units at Wilkes Passage was $830, so the new owner of unit 401 paid a hefty premium above the market trend at Wilkes Passage – more than likely, to capture the triple exposure condo and the 900 square foot private roof deck, both of which are hard to come by in the South End, however, was it worth a 50% premium? The new owner apparently thought so.

Laconia Lofts South End Open House

Laconia Lofts is one of the South End’s most sought after loft-style condo developments in the SOWA (south of Washington) area. Constructed in 2000, the lofts were originally unfinished when sold, and each has taken on a unique flair, comprising a dazzling set of unique spaces.

Wilkes Passage Condo Sales Now and Then

After a South End Wilkes Passage condo sold for full asking price in early February, it was time to take a look at pricing at the development.  Wilkes Passage is a 158-unit high-end loft-style condo development in Boston’s South End.  Over the past several years, the building has seen a turnover rate of approximately 10% per year, and given the development’s size, there are almost always units on the market for sale.

According the Boston MLS, on February 2, 2009, unit 509, a 1,889 square foot two-bedroom two-bathroom unit sold for full (original) asking price of $1,050,000.  That’s approximately $556 a square foot, and is in line with the $563 per per square foot seen for the four units in the building that sold over the past 3 months.  However, a year on year comparison shows that average price per square foot at Wilkes Passage has gone down.

For the same three month period in 2007-2008, there were again four units that sold at Wilkes Passage, however, a year ago, the average price per square foot was approximately $636, a 13% decrease year on year for the South End condo development.  Two of the four units (in both years) were luxury $1 million+ units, and based on a recent article (see Downtown Boston Market Slows in Piecemeal), the luxury market has seen slowdowns in the past year versus appreciation seen in the under $1 million market.

There are currently three condos for sale at Wilkes Passage, priced from $429,000 (790 square foot one-bedroom) to $775,000 (1,459 square foot one-bedroom), with an average price per square foot of $514. Additionally, there are multiple deeded garage parking spaces for sale in Wilkes’ underground parking garage.

A 1,200 square foot sleek and modern space at the South End’s elevator served Laconia Lofts is our Featured Open House of the week. Recently listed at $499,900, this open loft space features cork floors, a custom designed kitchen with maple cabinets, stainless appliances, Bosch dishwasher, gas cooking, and a Franke sink. The full bath features a Bosch-Poscher sink and water closet, and Grohe fixtures. This loft-style condo is priced below $450 per square foot, and carries a $413 HOA fee.

Sounds like an excellent living space, but the pictures below tell a different story, as it is currently being used as a work space. The Most Expensive South End Condo

You have seen our recent post on the cheapest South End condo, so we thought we would treat you to a look at the most expensive South End condo that is currently on the market.

You might think $2 million, or perhaps $3 million will get you the most expensive unit in Boston’s South End, try $5 million. Currently, 1280 Washington Street is being offered at $4,999,000 for almost 6,000 square feet of living space. Being priced at $851 per square foot actually makes it a reasonable buy, given the quality of features, but, you’ve got to buy 5,868 square feet.

Mass Exodus from Wilkes Passage

Over the past week, there have been 4 new resale listings that have sprouted up in Wilkes Passage 1313 Washington Avenue, an unassuming looking condo development in the South End that has gorgeous interiors and underground garage parking. Combining the recent listings with the existing ones takes the total to 8 available units in the building. Granted, Wilkes Passage is one of the largest developments in the South End with 150+ units, but, it’s still rather unique to see this number of listings come in short succession out of the same development. Perhaps Sellers are trying to take advantage of the last Fall push of Buyers before we all go into hibernation for the Winter.

Regardless of the reasoning behind it, the pickings are good. Prices range from $539,000 to $1,150,000 and in size from 919 to 1,918 square feet. Garage parking appears to be included in all but two of the available units.
