Pappas, who originally was slated to do this project has shifted focus onto another project across the street, and will let another firm (at least for now) attempt to pursue Eleven West. Long story short, there's no line in the sand at this point, and more than likely, it is coming down to availability of developer level financing in order to get this project going (much like individual Buyers are experiencing more stringent lending practices, developers are too). This project will eventually be built, it just needs a developer to build it.
